SARASOTA FIREPLACE & BARBECUE INSTALL PRE-QUALIFIER

1. A “Notice To Owner” will be sent to the homeowner unless the homeowner is purchasing the fireplace direct from

SF&B. If homeowner is purchasing direct, this is your notification that a lien may be applied against your property

if payment is not paid in accordance with the terms listed below. No work will be performed on an un-permitted

site. We do not pull permits, that will be the responsibility of the contractor or homeowner.

2. New customers are required to deposit 50% in advance of an installation. If the product is special order, there is a

no refund policy and 100% of payment must be in advance. Balance of payment is due upon completion of

the installation. We will hold your special order trim out items (gas logs, after market doors) until the house is near

closing for your convenience. If you do not build your chase until after our initial installation, your payment for the

cap/shroud is still due, or we will credit you the price of cap only. Additional  trips to measure and cap charges

after credit may not match your initial credit.

3. Three hours of labor is included, after that, $75 per hour will be charged.

4. Second & third story install is $100.

5. If raised, the manufacturer requires a platform to be built (no block) to the preferred height. The platform is

required to have a solid sheet of plywood for the top surface and able to hold weight of the fireplace piping and

    finishing materials.

6. Platform MUST be ready when we arrive for installation.

7. Please frame to exact specifications to insure proper clearances, and don’t forget to add height for platform if you

plan to raise. Some fireplaces have a double header and header cannot be framed until after installation, please

check your spec sheet or ask us.

8. No gas logs, B-vent or vent free fireplaces in bedrooms, bathrooms, or very small rooms.

9.&10. If you are using a spray type, we recommend an Attic Shield**, which surrounds the pipe as it penetrates the

attic floor, insuring clearances around the bottom 3’ of the attic space. Spray insulation cannot touch pipe

11. Most fireplaces are supplied as natural gas and converted, if necessary, at trim-out.

12. If wall termination, make sure the estimate is for a horizontal termination. (applies to direct vent only).

13a. Yes we are building a chase. Will it be framed when we arrive or do you plan on building based on positioning of

the pipe?  .  If building chase after we install the fireplace we will mark the pipe with “build to line” to

meet code requirements. See Cap/Shroud worksheet to fax measurements of completed chase. We will install

spark arrestor w/shroud and doors within 30 days of receipt of worksheet.

13b. We are building the chase before you arrive. If this is so, we will run flue to the appropriate height and take

measurement for cap and return within 30 days to install spark arrestor, shroud and doors.

14. Woodburners are priced with a 39” x 39” shroud, gas fireplaces are not. If you are building a chase for a gas unit for

esthetics, do you want a cap for the top or a flat pan for the bottom of your decorative chase? We are not responsible for

waterproofing bottoms of decorative chases. Our installers will determine at install if a lift is required to put cap on. Lift to

be provided by the builder. If you choose to not provide a lift, $75 will be deducted for self installation.

15. Example - 6/12 - determines flashing type.

16. Metal roof - contact your roofer for a transition boot, as your roof touching galvanized pipe will cause unsightly

stains. They can sometimes make your cap to match, but that is an esthetic choice. If this is a remodel, we will

NOT cut metal or tile roofs. Proper waterproofing, by a roofing professional, after pipe is run is required for all

      roof types.

17. We supply electronic ignition fireplaces which will not have a costly pilot light. They  require 110V to the outlet box in the

bottom of the firebox, there is also a battery tray provided for emergency back-up. To wire to a wall switch, there will be

low voltage wire attached to the firebox from the manufacturer. If desired, have your electrician run it to a basic wall switch,

the transformer converting 110V to low voltage is built in. Does not apply to vent free.

18. Included in standard price is black, stainless or polished brass. The color is a ˝” strip on the top and bottom of bi-

fold doors. Upgrades are available at www.sarasotafireplaceand barbecue.com or with aftermarket alternate manufacturers.

(Doors are required for C/O inspections in SRQ & Manatee Counties).

19. You may order at the beginning of your project to have ready for your gas professional of choice to install at the

       trim out stage.
